Planned maintenance carried out by the council
Each year, we carry out a number of planned maintenance works to replace/upgrade defective or old elements of the building, using the government's 'decent homes standard' for guidance. For example, we will replace or upgrade:
- Roofs
- Kitchens
- Bathrooms
- Boiler and heating systems
- Electrical wiring
- Windows
- External doors
We hold a register of properties and planned maintenance, which means that your property upgrades are automatically on our programme lists. This information informs us when replacements may be necessary, and depending on the type of work, we may need to carry out an inspection. Alternatively, we may issue the work directly to a contractor to inspect and then carry out the work on our behalf.
You do not need to contact us to be considered for this upgrade, however, if you feel that your property has deteriorated significantly, please call us to discuss the condition. If you have any photos to support this, please provide us with these using our contact form, below.
Some of these works are essential and, by law, we need to carry them out, such as an electrical rewire. This is to ensure that your home is safe and meets regulatory standards.
We understand that some of these works can be disruptive to you, and we would encourage you to get in touch with Housing Repairs if you are worried or have any concerns about this.
Many of our planned maintenance works are carried out by contractors, under the direction and supervision of the council. Experienced surveyors manage these contracts and will also carry out quality checks during and after the work is done.
