Finding out if a property is on contaminated land
As a normal part of the conveyancing service, your solicitor will usually request a land quality search to be carried out on your behalf. However, even if you have not engaged a solicitor to act on your behalf, you can still commission a land quality search. This search, carried out by the Pollution Team of Environmental Health, will provide information on the proposed property and includes details of any historical land uses identified by the department, any assessments and details of any other environmentally significant premises/land within the consultation areas of the property and closed landfill sites.

How long it takes to carry out the land quality search
Typically searches are carried out and a report dispatched within 14 days. In circumstances where more detailed research is needed, this time period can be extended to a maximum of 12 months.
The cost of the land quality search
The fee for the Environmental Enquiry Service is £98 for each enquiry. A cheque made payable to Hinckley & Bosworth Borough Council must accompany each enquiry or alternatively you can call 01455 238141 and pay by debit card or credit card.
