What is the difference between this consultation and the consultation held in June 2020?

An earlier consultation was for the draft masterplan, whilst this consultation was for the formal version as part of the process to make the masterplan a supplementary planning document (SPD).

What is a supplementary planning document (SPD)?

A Supplementary Planning Document (SPD) is prepared to provide supplementary information to help guide the drawing up of development.

An SPD forms part of the Local Plan and is intended to expand upon policy or provide further detail to policies in Development Plan Documents (DPD).

What is the significance of the masterplan becoming a supplementary planning document?

Though it is not part of the statutory Development Plan, it will form part of the Local Plan, and will be an important consideration in determining planning applications. It has greater weight because it has complied with the requirements for community involvement and is in conformity with a development plan policy.

How will the masterplan help bring forward the development of the land?

The site was allocated for a mixed-use development in our Site Allocations and Development Management Policies DPD (2016) (MKBOS02), as well as the Market Bosworth Neighbourhood Development Plan (2015). Despite these allocations, a scheme for the development has not come forward. Therefore, to ensure all parties' aspirations will be clearly conveyed in any future development, we developed this master plan for the site, including the industrial estate north of the mixed-use allocation, to assist in bringing the development forward. The masterplan will also be used to secure a developer to ensure completion of the scheme as soon as practical.
